Found in Central Texas, Windmill RV Park is located on the east side of the town of Merkel, next to interstate twenty. The over 13-acre property had its inception as an RV park in the year 2013 and was bought by its current owners in 2021. The RV park contains 64 sites that are available for reservation, all of which contain various amenities for customers to utilize during their stay. The company is owned by the Sundown RV Park group, which was founded by Tim Selcs and his wife. The owners' goal is to create a safe environment at the park where their patrons can feel as if they are at home. Windmill RV Park is located on the east side of Merkel, which is a central Texas city 3 hours west of Dallas, Texas. The property itself is over thirteen acres in size and has sixty-four sites for guests to reserve. The current owner and manager of the business, Tim Selcs, states that the 64 available sites on his land are "the longest pull-throughs in Texas." Each of these sites is at least one hundred feet long in size and is designed to fit the needs of travelers and workers who are staying in the area and need extra room in their site to store their equipment and any other items that may be related to their work.
Each site is equipped with various amenities that visitors can utilize during their stay at Windmill RV Park. These amenities include 30/50 AMP electrical hookups, sewer line hookups, property-wide internet that is complimentary to each of the guests, and, as Tim Selcs explains, "plenty of space for all your stuff." Of the sixty-four available RV sites, 20 of them are designed as back-in accessible, while the other forty-four are intended to be pull-through sites.
Apart from the RV sites themselves, the property is also outfitted with an office, restrooms, coin-operated laundry machines, and showers. Guests are able to utilize any of these available commodities throughout the duration of their stay at Windmill RV Park. In addition to these amenities, which are available for customer use and convenience, Tim is actively installing solar panels with the eventual goal of achieving a completely solar-powered RV park. Tim believes that this addition to the RV park will increase its marketability and provide a more enjoyable experience for the patrons of the property.
The majority of the RV park is occupied by the RV sites and the additional buildings which have already been mentioned. Apart from that, there are grassy areas that decorate the landscape. Tim strives to improve the natural ambiance of the establishment by planting new plants and nourishing the already existing grass. Up to this point, there have not been any new additions to the plant life of the property, but guests are asked to not park on the grass areas, to maintain the grass that is already there.
Tim Selcs and his wife, the founders of Sundown RV Parks and owners of Windmill RV Park, strive to create an atmosphere where the customers feel both "safe and feel a little feeling of home," as Tim describes. In order to help their customers feel this way, Tim and his wife have zero tolerance for any drugs or "open drunkenness," as Tim says, on the property. In addition, they do background checks of potential long-term guests before allowing them to stay at the RV park. They have also installed cameras throughout the premises in order to help their customers feel safe during their stay. Additional policies that all residents of the RV park are expected to follow include strict guidelines regarding pet management, which include never leaving dogs unattended and always having them on a leash. Lastly, as Tim states, "just be a decent human being. We will respect you and the property and expect the same from our guests."
If there is an emergency situation within the establishment, Tim and his wife have done various things with the intent of addressing these instances. One of these things is that both of their personal numbers have been put on file so that customers are able to contact them in an emergency situation. In addition, Tim explains that they have received externally-sourced training on how to deal with such problems and have designed property-wide protocols from what they have learned from that training.
Tim explains that he believes that Windmill RV Park is known by its customers for "its space and affordable price." In addition, Tim believes that the proximity to the Interstate 20 makes the park a convenient spot for travelers to stop. One previous guest to the property described their experience staying there as such: "This place is quiet and very roomy. The facilities are in good condition, and customer service is instantaneous."

They have adjusted the price of reserving certain lots in order to better fit the needs of their customers, they are installing solar panels in order to serve the community and provide the energy that is needed to run the park, and they have installed security cameras in an effort to increase the overall safety of their guests. Eventually, the owners want to plant trees that will stay on the property for an extended period of time in order to improve the natural aesthetic of the business.
