Western Motel and RV Park is situated on the expanse of almost one acre of land, featuring both a motel and five RV sites that visitors can rent. Western Motel and RV Park features a total of five RV sites, in addition to a motel that offers ten rooms. Each site includes full hookups, with 20, 30, and 50 amp, and are designated for long-term stayers. Visitors who stay at the RV sites long-term can stay for months at a time but not yearly. The motel is two stories high and the rooms inside the building are available to short-term guests. With the exception of two of the rooms that have double beds, the majority of rooms include a queen-size bed. A balcony can be found on the top floor of the motel, with some chairs provided for visitors to lounge. Furthermore, aside from the balcony, occupants can gather and socialize in the on-site common area at the motel. Upon arrival, visitors can park in the parking lot that expands outside the front of the premises. Those who are staying at the property are expected and required to bring their own RV, as the Western Motel and RV Park does not rent out or provide such vehicles. In each RV site, a few amenities are included for those who are staying on the sites, some of which are cable, water, and sewer.

The motel's exterior is painted a light shade of green, with white railings attached to the balcony. Some potted plants occupy space near the front door to the check-in area and near a couple of the rooms. Windows are available for each unit, providing a view of the surrounding land of the establishment. The roof of the building inclines upward slightly and flattens at the highest point. Additionally, the motel also provides resources such as air conditioning, coffee makers, and cable TV.

Next door to the property, Kona CafĂ© and Cherries are two restaurants that are available to locals and patrons. Cherries provides games and drinks to individuals who choose to eat at the restaurant. Across the street from the property is a grocery store that those who are staying at the motel or RV park can visit should they need to purchase any items during their stay. The owner mentions that one of the most unique aspects of the location of the establishment is its close proximity to the highway and the many local places in the area that guests can visit.

The general demographic for the property consists mainly of more mature or older individuals. Pets are not allowed to stay on the property, and children are discouraged from coming, but if they do, they are allowed to stay at both the motel and RV park. The owner remarks that "it has been consistently good" with her experience of operating the establishment for years and she is content with the fact that the property isn't too big. The motel itself has undergone several changes over the years since the current owner first acquired the acreage. Some of the renovations made include a new paint job, additional furniture, and new beds in each unit.
