The town of Utopia is a mile down the road from the property and has a number of shops, restaurants, and parks that guests can visit during their stay. A little further away from the RV park are Garner State Park and Lost Maples State Natural Area, which both provide a number of trails for hiking or biking. Garner State Park also has access to the Frio River, where visitors can participate in water-based activities such as fishing or swimming. Wanda, one of the RV park’s owners, says she hopes guests will feel relaxed and safe during their stay in the region.

The park has a total of 33 spaces available for guest reservation, with the sites being described as “very roomy” by Wanda, one of the property’s owners. Each site is equipped with 20, 30, and 50 amp hook-ups. Some of the sites offer gravel pads, whereas others provide road base pads for guests’ vehicles. There are a number of trees around the property which provide shade to some of the spaces. All of the units that are near these shade trees are back-in spaces, with the exception of six pull-through spaces in other shaded parts and ten pull-through spaces with no immediate shade provided during the day. Every RV site has access to the property’s wireless internet.

Utopia Oaks RV Park is located one mile away from the town of Utopia. In the town, guests can visit a number of local restaurants and shops. One restaurant in particular that Wanda recommends people try is the Lost Maples Café, which serves traditional American-style dishes. Utopia has a public park called Utopia Park which guests can visit, which provides access to Utopia Park Lake and the Sabinal River. For those who wish to golf, the Utopia Golf Course situated just outside of town offers a nine-hole course where people can play. The town will also host a variety of events throughout the year, such as Market Days, rodeos, and a fireworks display during the Fourth of July.

People who are interested in more physical activities outside may travel to Garner State Park, a wilderness area that is 14 miles away from the property. Here guests may enjoy hiking or biking on a number of trails or utilizing the water access provided by the park to Frio River for activities such as swimming or fishing. Another popular attraction with some people who stay at the RV park is the Lost Maples State Natural Area, located about 18 miles north of the property. This park also provides trails for hiking and mountain biking, along with the ability to walk through limestone canyons and participate in bird and animal watching.

Wanda, one of the owners of the Utopia Oaks RV Park, says that she wants her guests to feel "relaxed, safe, and comfortable" when they are staying at the property. Some of the things that she and her husband, Justin, do to help foster that environment are greeting their guests at check-in and addressing the needs of their visitors. Wanda and Justin live on the premises and can make themselves available to help with issues that should arise. They also offer firewood to people who stay at the park as well as bags of ice for a small fee. “It’s pretty much just a mom-and-pop RV park,” says Wanda, going on to say that they enjoy being able to interact with their guests and striving to help everything go smoothly.

People who have stayed at the property have left a number of positive reviews that echo the feeling that Wanda wants the park to have. Typically reviews of the property will mention the cleanliness of the grounds, the hospitality of the hosts, and the number of attractions in the area. One guest said with regards to their stay, “Wanda and Justin were very communicative, hospitable, and such a joy to work with. The Wi-Fi is fantastic; we were able to stream college football games on our TV while making dinner and some kids' shows while we were packing up.” With regards to the location, another guest commented that they “drove about 15 minutes to Garner State Park to hike one day and visited Bandera and a few other towns nearby the next day, so the location was great!”

In order to promote a safe and relaxed atmosphere for the property, Wanda and Justin ask their guests to follow some important policies during their stay. One of the most important of these rules is that people must respect the RV park’s quiet time, which extends from 10:00 PM to 8:00 AM. Additionally, should patrons bring pets, they must be kept on a leash; regarding dogs, in particular, they should not be any aggressive breed. There are some guests staying at the park who are there long-term; however, a majority of the sites are set aside for short-term reservations. According to Wanda, many of the short-term visitors are between the ages of 30 to 50 years old, with some being families. At the same time, she says that many long-term residents are usually older couples who are “snowbirding” in the area or people who are contracted to work in the region.

History

The Utopia Oaks RV Park was first established by Wanda and Justin in September of 2021. They are the original owners of the property and decided to enter the lodging industry based on their friend’s experience running their own RV park. Justin and Wanda wanted something that they could retire with and which could still provide income for their retirement, so they decided that running an RV park of their own would be a worthwhile investment. Upon purchasing the property, the premises were cleaned up, and a number of trees were removed to make way for the RV spaces. Currently, Wanda and Justin are in the process of adding a fence around the property to provide extra security for the park and finishing eight guest spaces. They have plans to add restroom and shower facilities along with a laundromat in the future.
