The property is open year-round and allows visitors to stay at daily, weekly, or monthly prices. There are 32 RV sites in total that guests can choose from, and each one has full hookups and is pull-through. Pets are allowed on the grounds, and smoking is accepted, as long as neither the animals nor the smoking is brought inside of any of the buildings. While events are not typically celebrated on the grounds of Texas RV Park and Campground, other locations in the cities nearby may have certain things going on during the year, including golf tournaments and recreational activities at one of the several lakes in the area.

Texas RV Park and Campground offers a total of 32 RV sites, all of which have full hookups with water, the electricity of 30 and 50 AMPS, and sewage on a paved space of concrete. The business has a main office where guests go to check-in and check out. People can spend time at the clubhouse on the property, which offers tables, games, television, and other indoor recreational activities, and a shared outdoor area allows people to gather in larger groups. A store on the property sells items that visitors may have left behind or small equipment for RVs. While Texas RV Park and Campground does not own a laundromat, the owner explains that there are several within close proximity where guests can take their clothing to get clean.

On a regular basis, people who come to the park are there for the events and activities in the surrounding area, so there are not many amenities or events that are offered at the RV park. Festivals and sports tournaments often occur in nearby cities like Dallas and Fort Worth. A small zoo on the northern side of Princeton called Cathy's Critters allows people to see and interact with a variety of both exotic and non-exotic animals, like kangaroos, horses, alpacas, raccoons, and more.

There are also various restaurants that guests can visit. Tia's Mexican Grill is located in Melissa and serves many Mexican-themed dishes. Mr. Tako is found in McKinney and specializes in serving tacos. Another eatery that people can spend time at is called Hutchins BBQ. Hutchins BBQ is an all-you-can-eat buffet that creates a wide assortment of barbequed goods, including ribs, brisket, and fish.

The owner of Texas RV Park and Campground, whose name is Kathleen, explains that the goal for her property is to be an easy outlet for people to set up their home base for when they are visiting the region or on vacation. To help her guests feel this way, she strives to interact with her guests often. She explains, "Sometimes people like to talk to me and learn about the area before they head out, and other times people would rather be left alone. Either way is fine with me, just as long as they enjoy their time." Kathleen reports that the typical demographic of people that stay at the RV park tend to be middle-aged people and older couples, though she receives a variety of patrons throughout the year.

Another way that she tries to give everyone on the property a fair chance at having a positive experience is by implementing a few policies. Smoking is allowed at Texas RV Park and Campground as long as guests don't leave their cigarette butts on the ground and dispose of them correctly. Pets are allowed on the property as long as they are leashed and properly taken care of during their stay. According to the owner, there is no specific quiet time enforced, as she has not seen the need to create one. She says, "Sometimes there are people that are celebrating something, or there is a holiday, so they are up later at night partying, but they tend to be respectful of others as the night goes on. And if they aren't, I will send them a quick text message to let them know they are being loud and need to keep the noise down for others."

History

Kathleen, the owner, acquired Texas RV Park and Campground in 2006. The grounds have been used as an RV park since 1982, about 40 years ago. Before it was used as a place for people to park their trailers, it was nothing more than an open and empty field. During the time that she purchased the business from the previous owner, Kathleen has expanded the acreage and added more RV sites so she could accommodate more people at a time. As the property is found near the border of Melissa, various wildlife exists, and animals can sometimes be seen roaming the grounds. In the future, the owner would like to add more RV spaces. She mentions that there is a greater need in the area for places to accommodate people traveling in mobile homes.

Kathleen explains that she was led into working in the lodging industry because she had owned many different rental properties. During this time, she slowly transitioned to RV parks because it was something she says that"[she has] always wanted to do." To help make this desire become a reality, she sold all but two of her rental homes to start creating RV parks. Texas RV Park and Campground is not the only one that she owns.
