Located in the heart of Kentucky, the Quiet Woods Green River Stables is situated on an expanse of 17 acres. Ninety-two RV campsites and one Airbnb home are offered for guest reservations. Centrally located on the premises are four bathhouses, two for men and two for women, and two laundry facilities that are available for patrons throughout the duration of their stay. Additionally, a parlor saloon, which functions as an event center, is connected to the bathhouse facility. With regard to the provided services that each RV site includes, every reservable space is a full hookup, offering water, sewer, and electricity. Some sites also feature a picnic table and fire ring, however, the owners, Kurtis and Ashlee Payne, are currently in the process of adding these amenities to every site. The other sites that are situated further from the horse stables are more for seasonal campers and monthly campers.
A few on-site activities characterize the acreage including a playground for kids and ample space for visitors to drive their golf carts around. Occasionally, wildlife may also be spotted on the grounds, some of the most common animals being deer and turkeys. The Quiet Woods Green River Stables is additionally adjacent to trails for horseback riding at the Green River State Park. These trails can be found nearly 30 miles from the property. Kurtis also says that Green River Lake is about 1.2 miles away from the property. He mentions that a fair amount of people tend to bring their boats during their stay so that they can explore Green River Lake. For those who are hoping to spend time on the lake but did not bring their own boat, a number of boat rentals can be found near the Quiet Woods Green River Stables. Furthermore, Green River Lake frequently hosts fishing tournaments that visitors can attend.
Trails for mountain biking, horseback riding, and walking tend to be some of the most notable draws for tourism in the area, especially for those who take interest in outdoor recreation. A boat ramp and public swimming area with a beach are also in proximity to the Quiet Woods Green River Stables. In this area, visitors can utilize a fishing pier, as well. Many previous guests have held weddings, birthday parties, and other similar celebratory events at the Quiet Woods Green River Stables' parlor saloon. On the holiday weekends, the property hosts events of its own, which primarily entail concerts and karaoke nights. These events are additionally open to the general public, though the price is higher for non-campers as guests of the property are given a discount. Patrons are also welcome to reserve the parlor saloon for family get-togethers or parties.
A few notable policies are in place at the Quiet Woods Green River Stables, and guests are expected to abide by such guidelines. Kurtis and Ashlee Payne, the two owners of the campground, want their horse campers to "inspect their stalls" upon arrival to the property and muck their stalls at departure. In terms of pets, those who bring a dog to stay with them are required to keep them leashed at all times, and pet owners must pick up after their dogs. Every dog that comes to stay at the Quiet Woods Green River Stables must also have the vaccination for rabies, as mentioned by Kurtis. Concerning quiet hours, campers must keep the noise to a minimum starting at 12:00 AM every night. Kurtis also notes that they don't allow "cruising in the golf carts after dark." For those who bring a horse to stay with them, Kurtis says that their horse must have a Coggins test before it can stay on-site. All things considered, Kurtis and Ashlee mainly want their visitors to be "respectful to other guests at the property."
Kurtis and Ashlee want their visitors to feel "happy, relaxed, and excited to be [there]." "We like people to have a good time and enjoy themselves," Kurtis remarks. The owners encourage guests to make friends throughout the duration of their stay, whether it's through the holiday weekend events or through typical camping activities. Kurtis says that they want guests to "enjoy their time with the friends they came with and make new friends at the campground."
Ashlee mentions that one of the most unique aspects of the property, regarding the horse stables, is that they turn on the stable lights every night, allowing visitors to interact with the horses. She further explains that it is a "nice amenity that people typically don't have while they're camping, and it's unique in that respect." During their stay, guests are given the opportunity to walk around and greet the horses in each of the stables.
The campground receives a fair amount of repeat visitors, especially those who come back for the nearby horse trails. Ashlee says that some repeat guests have commented on the trail, saying, "It's not too rocky and not too hilly." A few visitors have also taken their horses off the trails to the lake. In addition to horse campers, the property receives several boaters, as well. Overall, young families and retirees constitute the majority of demographics. A considerable amount of college students have also stayed at the Quiet Woods Green River Stables.
Quiet Woods Green River Stables is open year-round. As the property has been owned by Kurtis and Ashlee for less than a year, the busiest season of operation is currently undetermined. So far in Kurtis and Ashlee's ownership, they have received a few reviews from previous campers, many of which comment on the condition of the landscape. One guest said, "Fun to see everyone coming through with their horses! Even had plenty of trails for walking as well, even took our dogs with us! Cheap laundry on site, too."
Ashlee and Kurtis Payne, the current owners of the Quiet Woods Green River Stables, have been managing the campground since the beginning of 2022. Prior to owning this particular business, the couple operated a mobile home park. "We changed our gears, going from long-term rentals to overnight and monthly RV rentals," Kurtis remarks. Ashlee and Kurtis are the second owners of the Quiet Woods Green River Stables as the property has been around for nearly 20 years. It was first established by Darrell and Erin Wise in 2002. Over the years, Darrell and Erin progressively added units until it eventually became what it is today. The on-site parlor saloon, in particular, previously functioned as a tobacco barn.
The current owners were led to purchase the Quiet Woods Green River Stables property primarily to "chase the dream and passion of owning an RV park," Kurtis states. He continues, "If we're going to own our own business, let's do something fun." One of their favorite parts of the job is working together. Kurtis and Ashlee believe that working together "brings us together as a family and allows us to work toward our goals together."
Since gaining ownership of the Quiet Woods Green River Stables, the property has undergone a few renovations. One of the biggest updates that Kurtis and Ashlee did was converting a home that was previously on-site to an Airbnb unit. Aside from this major renovation, most of the updates entailed standard maintenance and upkeep "to beautify the property," as Kurtis put it. Concerning future plans, the owners are hoping to upgrade the shower houses. They are also in the process of adding fire rings and picnic tables for every site. Furthermore, the owners are working to provide property-wide Wi-Fi, as it is currently only available throughout half of the campground. Additionally, they plan on adding to the on-site playground.
