Mystic Waters Family Campground is located near the edge of Pendleton, Indiana, which is a city found northeast of Indianapolis, Indiana. The business offers 45 RV sites, 72 tent spaces, and 25 cabins. Each of the RV spaces comes with water and electricity, and the three types of cabins are as follows: Rustic, Beachfront, and VIP, all of which offer different amenities inside. One can find a volleyball court, The Hangout public area, and three lakes on the grounds as well. Live music is often performed at The Hangout, and the lakes offer activities including swimming, kayaking, paddle boarding, catch-and-release fishing, and more. The company is pet friendly, allowing guests to bring up to two pets per site as long as they are kept on a leash. Mystic Waters Family Campground also offers shuttles to and from the Ruoff Music Center for larger shows and events, which is another venue for live music and entertainment.

Mystic Waters Family Campground has 25 cabins, 72 tent sites, and 45 RV spaces. The RV sites vary in that some of them have picnic tables, a few have a sewage hookup, and several have 50 AMP electrical hookups. Many of the RV spaces come with both water and electrical service, however, some sites have been added recently that offer electric-only hookups. Most of the tent sites are found on open ground, but there are 15 with flat, concrete areas for cars.

The three types of cabins that guests can reserve are Rustic, Beachfront, and VIP. The Rustic cabins offer two full-size beds and a swing. The Beachfront cabins are located next to the lakes and have picnic tables. Finally, the VIP cabins have queen-sized beds, televisions, and picnic tables. Regardless of which cabin a patron decides to reserve, each one comes with a fire ring, Wi-Fi is available to everyone, and climate control.

Various activities can be done on the property. For example, there is a volleyball court that guests can use at their leisure. A lodge is also open to patrons, where people can participate in games such as ping pong, darts, and foosball. The Hangout, an area located outside of the lodge, is where live music is often hosted, and it serves as an additional leisure space, offering cornhole and other yard games and a community fire pit. The lodge is also where their general store is located, allowing guests to purchase items they may want or need during their stay. Three lakes are found on the property, offering various water activities. There is a beach area and a swimming area with paddle boards and kayaks for rent. Magnolia lake is where most of the swimming and boating takes place, while patrons can go fishing in the other two lakes. Fishing is catch-and-release only.

Many attractions can be found in the city of Pendleton and beyond. Lisa, one of the owners of the business, enjoys telling people about some of the events and activities that can be done in the surrounding area. Falls Park is found in the city and offers amenities such as a swimming pool, a golf course, hiking trails, a creek, and more. Ruoff Music Center, formerly known as Deer Creek Music Center, usually has live music and shows. Mystic Waters Family Campground can provide a shuttle that can take guests to and from the music center. Another attraction in the vicinity is Harrah's Hoosier Park Racing & Casino. This establishment has a horse-racing track, a casino, a concert venue, and several bars. One specific place of interest that Lisa enjoys sending guests to and is close by is Uranus Fudge Factory. Lisa also likes to tell people about some of her favorite restaurants, including The Bank Restaurant and Anitas Kitchen. Lisa, one of the current owners of Mystic Waters Family Campground, would like her guests to feel relaxed. Her goal is to create a positive environment for them to enjoy while they are staying at the RV park. She explains, "As soon as you step through the door, you are going to be treated how we would want to be treated if we were going to an RV park." The staff also tries to keep the park clean and asks that visitors try to keep their spaces clean to aid in the upkeep of the grounds.
There are several policies that are enforced at Mystic Waters Family Campground. The property's facilities are open from 9:00 A.M. to 9:00 P.M. Concerning water recreation; life jackets are required when patrons are doing water-related activities at the lake. It should also be noted that quiet time begins at 11:00 P.M. each night. With regard to pets, they are permitted on the premises as long as they are kept on a leash. There is a limit to two pets per site, and there are some rules and guidelines that guests must follow regarding pet vaccinations and such. Smoking is prohibited inside the cabins, although patrons can do it outside if they would like. The business often hosts events on the grounds, with one such event being Woof Stock. Woof Stock is where the company promotes dog adoptions and has games for people and pets throughout the event. There are also celebrations during holidays, and the establishment also has live music throughout the year.

A few things that Lisa mentions that the business is likely most known for are the lakes, the location, and the music center. Although the business has not been open for very long, the owner estimates that the summer will be the best season of operation. However, the spring and fall may also have a significant amount of visitors. Some of the patrons who have stayed there in the past have left reviews of their experiences. One person wrote, "We enjoyed the lake, and there was so much to do, such as paddleboarding, kayaking, etc. I love that they have live music on the weekends. Great food, good times, and an amazing staff."

Mystic Waters Family Campground has been in business since May 2022. Before it was turned into an RV park, it was used as a pay lake for people to fish. Lisa, one of the owners, mentions that "there were some RV spaces at the time, but they were smaller and weren't advertised."
The current owners of Mystic Waters Family Campground are Lisa Holverson, Brent Holverson, and Pete Watson. Lisa mentions that they were led into the industry as they were associated with their business partner, who had been in the campground industry for a long time. She explains that she and her husband, Brent, enjoy spending time outside. In the past, they spent much of their time camping and attending many music festivals. One aspect of her job that she enjoys is spending time outside while she works. In her own words, "Even when I'm out here working, it just doesn't feel the same as sitting behind a desk." She also likes meeting all of the different people and hearing their stories of where they are from and what they are up to on their trip.

Various changes have been made to the property since the current owners obtained it. They have updated and repaired the infrastructure and had to clean up the land; as Lisa mentions, "The entire property was overgrown and not taken care of." In the future, the owners would like to upgrade their beach volleyball court to include other sports, such as pickleball and basketball. Lisa would also like to add more RV spaces. Another amenity that they may add at a later time is a place for guests to rent gear for more water activities that can be done in Magnolia Lake.
