Lakeland RV Ranch and Campground is a ranch and RV park in Farmersville, Texas. The establishment encompasses about 21 acres and includes many features, such as a community clubhouse, a pond with a pier and island, a 20-foot-tall treehouse bar extending over the pond, a stage for musical performances, and an outdoor movie screen. The grounds also comprise a dog park, a dog washing station, a horse paddock, and a barn with three alpacas. Eighty-five RV sites are available for rent, each equipped with 30/50-amp hookups with the addition of 100-amp power or the option to have 100-amp hookups installed. Moreover, a "tiny house" cabin can host two people. It has a full-size bed, kitchenette, shower, overhead loft, and a private bathroom.

Lakeland RV Ranch and Campground is a 21-acre property in Farmersville, Texas, east of Lavon Lake. The park has 85 RV sites, some of which are private back-ins, while others are pull-throughs. Several "specialty" RV sites are the approximate size of two units combined and have private dog yards and storage sheds. Every site is equipped with 30/50-amp service. It should also be noted that a few spaces supply 100-amp service. Those that are not already installed with 100-amp hookups can be installed by the park staff upon request. Additionally, a rental cabin is available for people visiting RV occupants. The cabin—also referred to as the "tiny home"—is equipped with a kitchenette, washing and drying machines, a shower area, a TV, a full bed, an overhead loft, and enough space for two people. The tiny home rental requires prospective guests to call the owners for approval. 


Many outdoor features are included at Lakeland RV Ranch and Campground. For instance, a 2,000-square-foot community clubhouse has a pool table, a gathering area, six televisions, a barbecue grill for public use, and a restroom. The clubhouse also has a covered porch area, and guests can rent the building to host their own activities and events. Furthermore, a barn is located just outside the clubhouse which serves as the home for three alpacas. Farther out, a laundromat has app-operated machines. It also contains a vending area and a mini gym with two treadmills and other exercise equipment. More features include two public restrooms, an outdoor shower, a red-wood dog washing station, and a full-service kitchen pavilion, which is also used for events hosted by the park staff or their visitors upon rental. Michele Conrey, the property owner, says that the kitchen has been used to host gender reveals, birthday parties, weddings, and other activities.

The kitchen faces a pond installed with a pier and stocked with catch-and-release fish. The pond also has a visitor-accessible island; Michele says guests have been married there. Additionally, a treehouse bar has been constructed around a shoreline tree. It is a 20-foot-high platform, accessed by a spiral staircase, that extends several feet over the pond. Nearby, a performance stage near the pond is utilized for musical concerts, weddings, and other reunions. A significant portion of Lakeland RV Ranch and Campground is covered with grass and offers seating for guests. Michele also states that the grounds are a blend of open and tree-covered land, although she affirms most of the premises is open-air.

Concluding Lakeland RV Ranch and Campground's on-site features, the property has a paddock with horses, a kiddie cushion dog park, an outdoor movie screen, and BMX ramps. Moreover, Michele says the park is about one-sixth of a mile from a boat ramp managed by the U.S. Army Corps of Engineers. She also notes that her campground was awarded the Texas Association of Campground Owners (TACO) "Small-Medium Park Award of the Year." She credits much of that to the campground's variety of features.

A few attractions in the Farmersville area include Lavon Lake, the Texas State Fair, and trips to Dallas, as Michele emphasizes the Dallas Zoo. Her personal favorite dining options are Charlie's Old Fashioned Kitchen, Venecia Italian Restaurant, and Wood And Time Smokehouse BBQ. 

Culture

Michele Conrey, the owner of Lakeland RV Ranch and Campground, hopes that her visitors will feel "relaxed" at her campground. She says that the music and outdoor setting may help them feel relaxed, and she believes that the animals contribute to the atmosphere, as she states, "...animals have a very strong, relaxing aura about them." Michele continues, explaining how her campground is a community-centric place with a "very strong [home] feel." She also notes that visitors benefit from staying at a ranch without having to do any of the work that comes with living on one. While she is limited in how often she can interact with guests, Michele says that the staff frequently communicates with park visitors.

Michele explains that she enjoys hosting activities, saying, "...if there's something going on in our world, we're trying to bring it into our life." As such, Lakeland RV Ranch and Campground hosts several events, such as Christmas parties with Santa Claus, Easter egg hunts, and the Boondocks Music Festival, hosted on the first Saturday of each October and featuring various musicians. The RV park also hosts its own "Bob Event," a community-wide birthday party for a family friend named Bob. Michele explains that the tradition began on his 86th birthday, and the celebration is essentially "a big bash." Lastly, Lakeland RV Ranch and Campground hosts outdoor movies at the community firepit and theater or inside the clubhouse.

Many visitor reviews reflect Michele's previous comments; one guest wrote, "Great park! The lake is a stone's throw away, so be ready to fish! The number of animals (horses, ducks, alpacas, etc.) create such an abundance of tranquility as well." Another previous occupant said, "My boyfriend and I have been at this campground for several months now, and the kindness the owners and their son have shown us has been wonderful, to say the least! They go above and beyond to make sure your stay is comfortable." In addition to these reviews, Michele believes Lakeland RV Ranch and Campground is unique for its events, as mentioned previously. Alan, a staff member, also says that the park's community-centric atmosphere has created a "healthy brand." According to Alan, hats and t-shirts worn by locals and neighbors are evidence of the campground's influence on Farmersville.

Visitors are required to continually supervise their children and keep any dogs leashed outside the dog park. Additional policies include a quiet time beginning at 10:00 p.m. and "strict" unit maintenance and cleanliness. "We live on the property, so we expect it to be treated like our home," Michele says.

Lakeland RV Ranch and Campground is open year-round and reaches its peak seasons from March to June and October through November. She says this is because "it's just easier to be outdoors in Texas during that time." A wide demographic visits the park annually, including families and people of various ages. Michele adds that "animal lovers" are particularly drawn to the campground.

History

Lakeland RV Ranch and Campground began operations in 2011 with Michele Conrey, her late husband, and her son. She explains that the property had eight sites and was covered in mud and grass when she found it. Michele and her family spent several years converting the acreage into the park it is today. She explains that she entered the hospitality industry when she and her husband lived in California for a time in an RV bus. Dissatisfied with their experience, they moved back to Texas and sold the bus. Michele says they bought the property with some of the money they got from the bus sale, and she states that owning the campground has been a "dream come true" for her. Her favorite part of her job is meeting other people.

As previously mentioned, most of Michele's ownership has consisted of building and expanding Lakeland RV Ranch and Campground. The most recent changes included the construction of the clubhouse and barn, the arrival of the alpacas, and the addition of the "specialty" double sites. Michele says the Boondocks Music Festival is also a recent addition, and "it is [their] passion." Moving forward, Michele plans to build an 80-by-80-foot building with an additional laundry room and a clubhouse, plus more showers and a staff office. Once this building is completed, the current clubhouse will be converted into a community gym.
