Brookwood Village

Located in Arkansas's central region, Brookwood Village occupies nearly 13 acres of land in the city of Sherwood. The property is open year-round and offers month-to-month stays for long-term RV residents. Little Rock, a prominent city in Arkansas, is within fairly close proximity to Brookwood Village, and many of those who are staying at the RV park tend to visit Little Rock's shopping districts and restaurants. The city of Sherwood also offers several activities that visitors can engage in, as opportunities for outdoor recreation are available at Indianhead Lake in Sherwood's eastern portion. Though the area that encompasses Brookwood Village is somewhat urban, trees and grassy areas characterize most of the property's premises.

Brookwood Village is a long-term RV park that offers month-to-month stays. Each site provides full hookups with 30- and 50-amp electrical service, and all spaces are back-in. The manager of the park, Theresa Phillips, says that they try to keep the sites generally open for people to "set up their site the way they would like." Due to the RV park itself being fairly wooded, several of the sites are relatively shaded as well. Aside from the sites that visitors can reserve, the acreage also contains an office building with a bathroom that guests can use. Brookwood Village does not currently offer a laundry facility; however, Theresa mentions that a laundromat is located within three miles of the RV park. The city of Sherwood comprises a fair amount of grocery stores, gas stations, and a few small attractions. Three public swimming pools can be found in Sherwood, according to Theresa. 

Little Rock, Arkansas, a city located an approximate 10-minute drive away from Brookwood Village, tends to draw a considerable number of visitors. Theresa remarks that some of her tenants enjoy visiting Hot Springs, Arkansas, though the city is found over an hour's drive away. It should also be noted that during the summer, numerous festivals take place around Brookwood Village in various parts of Arkansas. A few specific attractions within the vicinity that Theresa recommends her tenants visit are Clinton Library, Pinnacle Mountain State Park, and Burns Park. Brookwood Village is also situated about six miles away from the Jacksonville Air Force Base. With regard to nearby dining options, Theresa often directs visitors to Bennett's, U.S. Pizza Co. Sherwood, and Phở 88.

Theresa Phillips, the manager of Brookwood Village, has the goal of providing an experience for her residents that can allow them to feel "comfortable" and as though they are "at home." She further explains that she wants people to feel "like there is somebody here that cares for them." In an effort to achieve this goal, Theresa says that she is "open to guests 24 hours a day. If they need anything, it doesn't matter what it is; they can call." One former guest of Brookwood Village commented on this aspect in a review, saying, "Theresa is a great landlord, and she seems to always be available." The manager intends to frequently interact with those who are staying at the RV park. She comments that most interaction with her tenants occurs during the summer when she is more actively engaged in the upkeep of the grounds.

Visitors staying at the establishment are expected to abide by some of the policies that are implemented at Brookwood Village. Theresa notes that she primarily wants people to "keep their space clean." The RV park is pet-friendly, and as such, pet owners are responsible for picking up after their dogs. Moreover, pets are to be leashed at all times. Pit bulls, or any other potentially aggressive dog breed, are restricted from staying at Brookwood Village.

The RV park is open year-round for long-term residents to reserve a site. Generally speaking, Theresa mentions that there isn't a typical "busy season" for the property, as the park receives a fair amount of visitors year-round. The manager observes that a variety of people stay at the RV park, as some people stay at Brookwood Village to be with loved ones who are in the nearby hospital, while others are staying at the establishment for their employment in the city. Theresa says that several repeat guests have also returned to Brookwood Village each year.

History


In the words of Theresa Phillips, the manager of the property, what is now known as Brookwood Village first began as "a retired mobile home park." The current owner started running Brookwood Village in 1992 and was initially drawn to the property "because of the location and trees." With previous experience in the hospitality industry since 1985, the owner saw the potential for Brookwood Village. The property had undergone multiple renovations and updates over the course of the current owner's proprietorship, as he mentions that they "improved the utilities, drainage, and streets." Furthermore,  new asphalt was laid to facilitate parking for guests. The owner says that in order to "keep up with the demand for RV accommodations," the number of gravel parking pads that could accommodate RVs went from 85 to 133.

Theresa Phillips has been the manager of Brookwood Village for about 10 years. She was led into the lodging industry when she began researching mobile home parks during her former occupation as a hairdresser. One day, one of her customers who knew about Theresa's interest in mobile home parks approached her with the opportunity to work at an RV park. Theresa took the opportunity, which ultimately led her to become the manager of Brookwood Village. Since then, she has come to find that her favorite part of the job is being hospitable to residents. "I love helping people," she remarks.

Numerous future plans are in the works for Brookwood Village. The owners are hoping to add a clubhouse that can provide washing machines and dryers. Theresa comments that they may host activities in this clubhouse as well. Finally, plans for the clubhouse include a library of some kind. Across the park as a whole, the owners intend to add pull-through sites, a shower house, and a meditation area in the future.
